Local SEO for plumbers: the Map Pack game
Almost every plumbing job is local, so plumbing SEO is mostly local SEO: the Google Map Pack, the “near me” results, and the signals that decide which three firms show. Here's how that machine actually picks — and the work that puts you in it.
How Google picks its three
Relevance, distance, prominence — in plumber terms
- Relevance
Does your profile say you do the thing searched? “Boiler repair” only matches if boiler repair is in your categories and services — and on a real page of your site.
- Distance
Google leans towards firms near the searcher. You can't fake geography, but you can make sure every town you genuinely cover is claimed properly.
- Prominence
Reviews, citations, links, site strength — the evidence you're an established firm. This is the part that's built month by month, and the part competitors skip.
The practical reading: relevance and prominence are workable; distance isn't. So the plan is always — maximise the patch you're genuinely in, be honest about the towns at the edge, and never rent a fake address to cheat the map. Suspension risk aside, it's the one shortcut Google reliably catches.
The work itself
What local SEO for a plumbing firm involves
- Profile, done completely. Right primary category, every service listed with descriptions, real job photos monthly, service areas set to your true patch, and every review answered.
- Citations that agree. Your name, address and phone, identical everywhere Google checks. Old numbers and dead listings quietly undermine profiles for years.
- Pages that back the profile. The profile claims you do boiler repairs in your town; your site has to prove it with a real page. Profile and site rank as a pair.
- Reviews on a system. The ask goes out the day the job's done, by text, with a direct link. Consistency beats blitzes — a steady trickle outranks a one-off flood.
- Local links. Suppliers, merchants, trade bodies, local sponsorships — the unglamorous links that tell Google you're a real firm in a real place.
Questions plumbers actually ask
Local SEO questions
What is the Map Pack and why does it matter so much?
It's the map with three businesses that Google shows above the normal results for local searches. For urgent plumbing searches it takes most of the calls — people tap the first credible name with good reviews and never scroll further. Local SEO is largely the work of earning one of those three spots.
I work from home — can I still rank locally?
Yes. Google supports service-area businesses: you can hide your home address and list the towns and postcodes you cover instead. What you can't do is invent an office in a town to rank there — that gets profiles suspended, and we won't do it.
Can I rank in more than one town?
Organically, yes — with a genuine page per town describing real work there. In the Map Pack it's harder: proximity to the searcher matters, so your strongest map presence is near your real base. We'll be straight about which nearby towns are winnable and which aren't.
Why does a competitor with worse reviews outrank me?
Usually one of: a better-optimised profile (categories and services), more consistent citations, a stronger website behind the profile, or simply proximity. It's diagnosable — this is exactly what the audit looks at, and the gap is usually closable.
Do fake or bought reviews work?
They work until they don't — Google's filters and suspensions have got aggressive, and a suspended profile is catastrophic for an emergency-led trade. A same-day ask with a direct link gets real reviews at a rate most plumbers never believe until they try it.
